The Department of Planning and Community Development consists of two divisions: Planning and Zoning and Building and Inspections. The Planning Division, along with the Planning Commission, is responsible for preparing and maintaining the town’s Comprehensive Plan. The Zoning Division administers and enforces the town’s zoning regulations, including reviewing development plans for code compliance. Field inspections are made to ensure continued compliance. Staff also serves the Mayor and City Council and various Boards and Commissions.

2017 COMPREHENSIVE PLAN UPDATE
The Maryland Land Use Article as amended requires a 10 year review cycle for the Comprehensive Plan that coincides with the release of new Census data. Ocean City’s first 10-year cycle review is scheduled for 2022-24.
A 5-year mid cycle report is due in 2016-17 that includes a narrative on the plan’s implementation status and may include updates. The Planning and Zoning Commission has completed a chapter by chapter review and determined that updates are necessary to correct demographic data and analysis, and to confirm that policies and objectives are appropriate and still reflect the needs of the community.
The draft Comprehensive Plan Update is presented at this time for a 60 day review and comment period prior to scheduling a public hearing before the Planning and Zoning Commission in late July or early August 2017.
