II. SITE PLAN REVISION

REVISION to approved site plan (11/9/2021) originally proposing a 3-story, 3,244 gross square foot retail liquor store with associated storage (2,911 gsf) on the second floor and employee housing for 10 employees on the third floor. The revision removes the employee housing from the third floor and replaces it with 2,575 additional gross square feet of storage. The retail gross square feet on the first floor has been modified to 3,367 gross square feet, and the storage area on the second floor modified to 3,037 gross square feet. The existing building will be demolished after the construction of the new building. The site is described as unnumbered lots of Parcel 6838, Tax Map 0113; further described as located on the west side of Coastal Highway between 49th Street and Bay Overlook Lane, and known locally as 5001 Coastal Highway.

III. FURTHER DELIBERATIONS FOR POD APPLICATION AFTER 11-9-2021 SESSION

An application was filed pursuant to Code Sections 110-821 and 822 for a Planned Overlay District to allow for the unified redevelopment of the site as a proposed 13 story resort hotel and conference center. The site is described as Lots 1 thru 12, Block 48N of the N Ocean City Plat; further described as the entire block located on the west side of Atlantic Avenue, east side of Baltimore Avenue, north side of 13th Street, and south side of 14th Street; and locally known as 1301 Atlantic Avenue (Beach Plaza Hotel), 1305 Atlantic Avenue (Bo-Con Apartments), 1307 and 1309 Atlantic Avenue, and 1304 and 1306 Baltimore Avenue. The application also includes a transfer of density of up to 25% per Code Section 110 823(a)(9) from the site described as Part of Lot 1 and Part of Lot 2, Block 13N of the N Ocean City Plat; further described as located on the southeast corner of 13th Street and Baltimore Avenue, and locally known as Beach Plaza Apartments, 1212A & B and 1214 Baltimore Avenue, all within the Town of Ocean City, Maryland.
